What’s the difference between Condo Insurance and Home Insurance?

Home Insurance is designed to protect just the individual owner of a property, while Condo Insurance is designed specifically to cover the needs of condo associations. This cover includes elevators, staircases, the exterior of the building, fire escapes, and any common indoor and outdoor spaces that are used by anyone within the community.

How CG Condo Insurance can protect you

Building and Common Areas

Protect your condo building structures and shared amenities against loss or damage caused by fire, vandalism, burst pipes, natural disasters, and more. This policy does not cover personal belongings owned by a unit owner. Please look into our Home and Contents Insurance if you are a condo unit owner or renter.

Example: If a windstorm causes damage to the roof of the building, the cost of repairs will be covered by the condo policy.

Public Liability

Public Liability protects you against claims made by people holding the associations responsible for damage and injury caused. This provides cover if people are injured in any common areas like the lobby, pool, tennis courts, stairs, and more.

Example: A visitor slips and is injured on the premises. If the visitor sues the condo association, the cost of legal expenses will be covered by this policy.

Loss of Rent and Alternative Accommodation Costs

Should insured damage occur to a condo unit that makes it uninhabitable, this pays for costs of temporary housing while the unit is being repaired. If the unit was rented out, cover is provided for lost rental income.

Example: If the property is uninhabitable due to necessary roof repairs, unit owners that are put out of the building will be financially covered to find a temporary residence.

Directors and Officers

Directors and officers of the condo association can be held liable for misjudgments made while representing the association. This policy protects directors against liability lawsuits by condo unit owners or members of the public.

Example: The director forgets to build a mandatory handrail for the new staircase leading to the condo building. If a visitor is hurt and sues the condo association, the director will receive financial protection from the lawsuit due to their oversight.
